Perfect for friends, families or groups wanting fabulous accommodation in a great location is a beautiful Cotswold stone holiday cottage, situated to the south of the town and only a 5 minute walk to Chipping Campden’s high street where there is an excellent selection of shops, restaurants and pubs.

The hoilday cottage has 2 staircases which allow guests a little more privacy if required.

Off road parking for 3/4 cars and a large enclosed rear garden set to grass and borders.

Accommodation

Double porch leads into the entrance hall which has several rooms off it (including kitchen, snug, sitting room, utility room, boot and coat closet) and a staircase up to the bedrooms.

Toilet with wash hand basin. A storage cupboard for coats, ironing board, vacuum etc. A utility room with sink, fridge freezer, washer dryer and a perfect place for dogs to sleep. A snug with 2 leather sofas, TV, a book case and a piano.

Lounge
The triple aspect lounge (17” x 17”) with French doors which open out onto the garden, has 3 large comfortable sofas, an open fire, TV, DVD player and a selection of DVD’s. A beautiful bright room (no dogs in here).

Kitchen
The kitchen has modern cream units with dark marble work surfaces. Central island units and seating for 7. Neff double oven and a 4 ring gas hob. Microwave, American style fridge / freezer with ice and water dispenser. Ipod docking station, radio & CD player with speakers. The music can be switched to play in the conservatory / dining room.

Conservatory and Dining Room
From the kitchen, walk through the double doors into the conservatory, a spacious room with comfortable sofa and easy chairs. Double doors open onto the garden and the conservatory opens into the dining room with views of the back garden. Table and seating for 11.

The kitchen and dining room have separate doors which lead to the garage (locked) and the staircase to bedroom 4 (with the shared bathroom).

FIRST FLOOR

Bedroom 1
Large triple aspect master bedroom with super king bed, side tables, wardrobes and a dressing room. Beautiful travertine tiled en-suite washroom with double ended bath, separate shower, toilet and wash hand basin.

Bedroom 2
Double bed with wardrobe, drawers and bedside tables. Large walk in shower, toilet and wash hand basin.

Bedroom 3
Double aspect room with king bed, side tables and wardrobe. A shared bathroom / dressing room with bedroom 4 offers a wash hand basin with cupboard under and a wardrobe. There is a separate bathroom off the dressing room with shower over bath and toilet (Jack n Jill bathroom). The bathroom / dressing room is lockable from both bedrooms.

Bedroom 4
A double aspect room with king bed and a single bed. Bedside tables and wardrobe.
Bedroom 4 has its own private stair case. Separate doors to the kitchen and dining rooms.

SECOND FLOOR

Bedroom 5
A double aspect room with twin beds, side tables, wardrobe and chest of drawers. Beautiful views of nearby countryside through velux windows. Separate bathroom with shower over bath, toilet and wash hand basin.

There is a large rear garden with side access. Large grassed area, borders with shrubs and flowers, plum and pear trees. An all weather table tennis table, bouls available. Access to the garden from the lounge, conservatory and utility rooms. Outside table and seating.

The front garden is grassed with flower borders and hedges with parking for 3/4 vehicles (and ample roadside parking).

3 nights are charged at 80% of the full weeks rental

4 nights are charged at 85% of the full weeks rental

5 nights are charged at 90% of the full weeks rental

6 nights are charged at 95% of the full weeks rental

30% deposit of rental rate for full weeks booked (40% Xmas / New Year).

Remaining balance due 8 weeks before the start of your holiday (12 weeks for lets over 3 weeks).

50% payment required for short breaks.

Refundable security deposits are charged at some cottages.

Where there are open fires or log burners, a basket of logs is included in the price – more logs available for a reasonable charge.

Local Shops, Extras & Activities

The nearest shop for provisions is only a 5 minute walk from the holiday cottage & opens early, til late. The town has several delicatessens, a post office and a wine merchant, a library, as well as many other independent retailers, cafes and restaurants.

Welcome hampers are available on request – made up to your requirements; we select locally sourced produce wherever possible.

Hampers and/or flowers, balloons can be arranged for any special occasion or surprise.

Horse riding, wine tasting, golf, historical tours, clay pigeon shooting, hat making workshops (or hat hire), soap making, personal trainer, beauty therapy and much more can be arranged.
